Kāinga Ora is creating a strong community at Lakeside, Te Kauwhata. Strong communities are made up of people from all walks of life and ages and stages, so Lakeside has been master planned to provide for a variety of New Zealanders.
Twenty percent of the houses built at Lakeside will be sold, as freehold homes, at or beneath a predetermined price point. These homes are sold under the Lakeside Colab Series scheme to eligible buyers. The maximum price for these homes is currently set at $650,000.
All new homes must achieve a 6 Homestar rating. The Colab Series homes may be smaller or on a smaller piece of land than the open market homes in the neighbourhood, but the quality is just as high.
Lakeside Colab Series homes is a more affordable option aimed at all owner occupiers, whether first home buyers or not.
Colab Series homes are sold with simple eligibility criteria and the sales process is managed by the builder. You don’t have to be a first home buyer to be eligible. In some instances, Kāinga Ora may ask you to enter a ballot for a particular home – this is when there is a high level of demand for homes in a specific development. This is done to ensure that the process is fair, and provides an equal opportunity for all interested buyers.

First Home Partner is a shared ownership scheme to help aspiring first home buyers whose deposit and home loan aren’t quite enough to buy a home that meets their needs, purchase a home together with Kāinga Ora.
Applicants for First Home Partner will be assessed on a case-by-case basis and need to meet eligibility requirements. The maximum contribution Kāinga Ora will make towards a home purchase is 25% or $200,000 – whichever is lower.
Eligible applicants will need to meet the lending requirements of a participating bank to receive a home loan and be able to contribute a minimum of 5% of the purchase price of the home they are interested in buying.
